The unit still runs brand new today. When I was cleaning the coils last month, I noticed that 1 of the 8 Ceramic Clamps that hold the Heating Element suspended in the AC box had been Aged & Broken due to 20 years of running heat in the winter. I wanted it to be flawless for peace of mind against fire-hazards. I took it to Allstyle, and the old man himself grabbed it, and said to pick it up the next day. He fixed the worn out Heat Element after 20 years free of charge, and I suspect that my AC altogether may last up to another 9 years.Popular A/C & HeatingFantasticSaturday night my AC went out. I woke up and was worried I would not find anyone to come out on Fathers day. I called at 11:00am and a person (not a machine) answered the phone. He told me he was not too far from me and could be over in 30 mins.

He showed up like he said and he discovered my motor was bad. Sure he could not order the part till Monday but... I had my new motor in and my unit running again by Monday at noon. It was the best service I have recieved in a very long time. The tech was fantastic and he actually cared. will recommend to all of my friends.

Developers from New York City to San Francisco are building apartments and condominium buildings where the majority of units inside are less than 500 square feet. In Houston, Novel Creative Development LLC is building the Bayou City’s first micro-unit condominium project called The Ivy Lofts in East Downtown. Although it might sound like a new trend, Houston has long had micro-unit apartments at Legends of Memorial, said John Boriack, president of Veritas Equity Management. Three years ago, the Houston-based apartment owner and manager acquired and then extensively renovated the 160-unit property, located at 915 Silber Road, just south of Interstate 10, near the IKEA furniture store.

Legends of Memorial was built in two phases between 1954 and 1962. At some point, a previous owner split some of the units inside the complex into 16 studio units spanning 205 square feet and 30 studio units spanning 400 square feet, Boriack said. These micro-units are essentially one small room featuring a hotel-style kitchenette with a sink and mini-fridge; a small bathroom with a toilet, sink and shower; and up to two closets. There’s no bathtub, stove or microwave oven. Residents cook on their own appliances, such as a hot plate. Although Boriack was nervous about renting out these smaller studios when he took over Legends of Memorial in late 2013, these micro-units have turned out to be the most popular units among residents. These tiny units might not seem like much, but they boast 100 percent occupancy rates, and even a waiting list of seven to 10 people at any given time, Boriack said. Moreover, these Class B or B+ micro-units are renting at Class A rental rates of $2.77 per square foot, or about $580 per month, Boriack said.

For comparison, rental rates at Houston’s most expensive Class A apartment tower — PM Realty Group’s 2929 Weslayan between River Oaks and Upper Kirby — goes for $2.95 per square foot — although residents there do get a whole lot more for their rent. “I stumbled into this property a little scared because the location was the only good thing going for it,” Boriack said about Legends of Memorial. “But the rents this is getting; it’s blowing my mind. It’s an unbelievable profit center for us.” The micro-units inside Legends of Memorial aren’t for everyone, Boriack said. They tend to attract recent college graduates or young working professionals who want to live inside the Loop, travel a lot, and only want a place to crash at night, he said. College students and recent divorcees have also moved into these micro-units, he said. Families have also rented a unit because it is zoned to highly-ranked public schools, such as Hunters Creek Elementary, Spring Branch Middle and Memorial High, he added.

Boriack doesn’t have any plans to develop an apartment project anytime soon, but if he were to, he said he would definitely incorporate micro-units into the project. After seeing what’s happening at Legends of Memorial, Boriack said he is a firm believer in the micro-unit concept. “It’s been tested here,” Boriack said. “I really feel there’s untapped demand for them.” Paul Takahashi covers residential and multifamily commercial real estate for the Houston Business Journal.
